Qualifications
- Highschool Diploma with a Journeyperson Electrician certificate.
- 5 to 10years’ of directly related experience in operations preferably within a commercial facility environment
- Valid Class 5 Driver’s License and clean Criminal Record Check
- Must be able to lift 60Lbs
- Experience in the operation of equipment such as scissor lift, portable pressure washer, skid steer, etc. Are considered assets
- Experience and demonstrated skills related to Building Automation System (BMS) is desirable.
Duties and Responsibilities
- Provides direct hands on assistance in the operation and maintenance of all building electrical, heating, cooling, plumbing, fire protection systems, HVAC control, security systems controls, which includes, but is not limited to boilers, hot water, chilled water, electrical distribution systems, chiller, air handling equipment, roof top units, HVAC systems. This includes:
- Responsible for maintenance of all electrical components associated with all locations and buildings. Make recommendations of equipment that requires repair and/or replacement
- Monitoring of the building automation and security system.
- All cabinet heaters, overhead heaters, exhaust fans, and all air handling units.
- Replacement of air filters and stock maintenance of same
- All plumbing components and fixtures, domestic water supply and drainage piping, all water closet components
- Maintenance of inventory lists, history logs, daily check lists and logs of equipment maintenance
- Reviews specifications and documentation to all electrical needs for operations
- Working with the existing Work Order System, ensure work orders are received, work is completed in a timely scheduled manner with completed accurate documentation.
- Be an integral part of the 24/7 response for after hour emergent needs.
- Be a direct liaison with external and internal stakeholders, contractors, inspection authorities and utility companies.
- Purchase goods and services within a pre-established limit as required to fulfill broadly defined objectives
- On a limited basis, guide, train and oversee casual or temporary staff as required.
- Travel between Northern Lakes College Locations: Decide what materials are needed to accomplish the repair. Have the foresight to inquire about repairs on any surrounding campuses while in the area. Phone in if issues arise or repair cannot be completed and why.
Directly assist with renovation projects, with a widely varying scope and complexity, as part of a team to ensure a quality product is completed on time, in scope and on budget. These projects will require some practical knowledge of and applied skills in the construction industry.
General maintenance duties as assigned to meet changing needs and priorities. This may include providing support to other areas in Facilities and Ancillary Services, including but not limited to grounds, fleet, mail services, room support, housing and furniture setup.
Knowledge, Skills and Abilities
- Must clearly understand building operations
- Must be able to read, understand, interpret and apply mechanical, electrical and architectural drawings in both operation/maintenance and construction context.
- Must be able to work independently within broadly defined objectives to provide efficient and timely maintenance of systems and equipment
- Must be familiar with the operation, maintenance and repair of operating equipment to ensure prompt and accurate diagnosis of minor problems before they become major failures.
- Must be able to respond to sudden changes in priority after hours calls and emergencies in a professional and courteous manner.
- Must be able to follow orders and procedures for electrical safety and code compliance in all areas of work.
